Terms of Use

Zenify Homes is a technology-enabled residential property management business operating in India. These terms cover your use of the Zenify Homes website, the property marketplace, and any customer account you create with us. The registered entity behind Zenify Homes is being incorporated; the details we cannot yet publish are listed at the end of this page.

They do not replace a signed agreement. If you become a Zenify management customer, a tenant under a Zenify-documented tenancy, or a vendor, the agreement you sign for that relationship governs it. Where that agreement and these terms differ, the agreement wins for that relationship.

You must be at least 18 years old to create an account. Zenify's services concern tenancies, property ownership and payments, all of which require legal capacity to contract.

• Give accurate details when you register, and keep them up to date.
• Keep your password to yourself. You are responsible for what happens under your account.
• Tell us promptly if you think someone else has used your account.
• Do not create an account on someone else's behalf without their knowledge.

Creating an account gives you access to the public marketplace. Owner and tenant workspaces open only once Zenify has established that relationship with you.

A listing on the Zenify marketplace is an invitation to enquire. It is not an offer, and it does not reserve anything for you.

• Homes marked Zenify Managed are properties Zenify operates end to end.
• Other Zenify-listed homes are marketed by Zenify without that operational role.
• Homes marked Sample property are illustrative product content, not real available inventory, and are never transactable.
• A visit request is a request. Zenify confirms visits separately and never treats a request as a confirmed appointment.

The public marketplace deliberately does not publish exact addresses, GPS coordinates or owner contact details. Those are shared only where a relationship makes it appropriate.

Zenify does not charge a brokerage fee on applicable Zenify-listed residential tenant transactions. Zero brokerage does not mean zero charges.

Onboarding, documentation, processing, stamp duty and registration charges may still apply, and are shared with you in writing before you commit. Property management pricing and any coordination fees are confirmed in your Zenify management agreement before onboarding. Commercial terms are disclosed in writing for the specific transaction.

When you send an enquiry, upload a document or photograph, or write to our team, you confirm that you are entitled to share it. If it contains someone else's personal details — a co-tenant, a family member, a property owner you are referring — you confirm that you have their permission to give those details to Zenify.

You keep ownership of what you send. You give Zenify permission to use it for the purpose you sent it for: answering your enquiry, operating your property or tenancy, and meeting our legal obligations.

• Submit information you know to be false, or evidence that has been edited to mislead.
• Scrape, harvest or bulk-copy listings or any other content from the site.
• Try to reach data, accounts or systems that are not yours.
• Use the site to advertise, to broker, or to solicit our customers.
• Interfere with the service or attempt to disrupt it for others.

We may restrict or close an account that is used this way.

We work to keep the service available and its information accurate, but we do not guarantee uninterrupted availability, and listing details can change or be withdrawn without notice. Published working hours are our availability statement; we do not commit to a response time.

We may publish a new version of these terms. Each version carries a version number and an effective date, and the version you accepted is recorded against your account. A new version applies from its effective date; it does not retrospectively change something you already agreed to. Where a change is material, we will ask you to review it the next time you sign in.

These terms are governed by the laws of India. Courts at Mumbai have jurisdiction over any dispute arising from them; that is not exclusive, and nothing here removes a right you have to bring a consumer complaint where you live.
