A Lease agreement should hold no surprises. Before any payment, you should be able to point at each of these in your document:

Typical shapes today: tenures commonly run around 2–5 years, lock-ins are typically near 11 months, and exit notice is commonly 3–6 months after lock-in. Every figure is property- and agreement-specific. The written agreement governs.
Zero brokerage, priced precisely
Zenify does not charge a brokerage fee on Zenify-listed homes, on Lease or on rent. Zero brokerage is not zero total cost: depending on the transaction, separate charges can apply and are disclosed in writing before you commit.

Before you hand over a large deposit
A high-deposit deal deserves
more than a verbal promise.
Wherever you lease, through Zenify or anywhere else, put structure around a large deposit before you hand it over. This is the checklist we'd give a family member:
- Know who legally owns the property
- Confirm who has the authority to enter the transaction
- Never rely on verbal assurances alone
- Pay only against a clear, documented payment trail
- Understand any loans, encumbrances or permissions that matter to the transaction
- Get the right-holder's authority, NOC or contractual right documented where applicable
- Read the deposit settlement and deduction clauses before paying
- Complete stamping, registration and documentation as applicable
- Record the property's condition and inventory at move-in
- Keep every payment and communication record

If an owner-side issue arises, Zenify remains your accountable point of contact under the agreement. Available property documents and the transaction risks that matter are reviewed before you commit, your contractual rights and the settlement process are documented, and deposit settlement is governed by your agreement with Zenify.
A loan or other legal issue on a property can matter to any tenancy. Zenify doesn't pretend otherwise. We structure the transaction so you know what was checked before you commit, and who is accountable to you if a problem arises.

Your agreement sets out the settlement process before you commit: the notice, the inspection and how the deposit is settled. At move-out, the recorded handover condition and the agreement's terms form the basis of settlement. Where deductions apply, they are assessed against those two things and documented, not remembered.
We don't market guaranteed refunds, fixed refund percentages or universal settlement timelines. A promise that ignores your agreement isn't one you can rely on. Your specific, signed agreement governs the deposit, the settlement process and its timing.
